People talk about real estate as being either a buyer's market or a seller's market. The reality is, as in investor
, the "type" of market doesn't matter. It's the deals that you make that predict your success.

You see, people are always going to need real estate (people have to live somewhere). It doesn't matter if it's a sellers market or a buyer's, a savvy investor will figure out how to make money. The irony is, some of the most successful investors don't actually spend any money on real estate. These investors use a technique called real estate wholesaling.

As a real estate wholesaler, your job is to find motivated sellers who are willing to let go of their property for less then the current market value. You then put these properties under contract for little or now money down.

Once you control the property, your job begins. You now have to aggressively market the property to get is sold. How successful you are in this business is directly related to how good you are at marketing your properties.

The internet has proven to be one of the most valuable tools in this new system of investing. With the internet you can connect with potential buyers anywhere in the world. It seems counterintuitive but it's not unlikely that the actual buyer of your property lives in a distant city from where the property is located. The internet lets you find these people without having to travel to their physical location.
